I.                    Call to Order

II.                 Special Announcement:  Karen Finol will be transitioning out of the board of directors over the next month; Jim Siegler has graciously volunteered to sit on the board to maintain the three board members.  During the month of July and August, both Karen and Jim will be transitioning.  Note, this announcement was made prematurely, as Karen was not present when brought to the attention of those at the board meeting.

III.               Old business:

a.       Special Assessment vote for July 31, 2006.  Higher turn out needed to meet quorum requirements, Finance Committee and BOD will contact homeowners and mail ballots in advance of vote.

b.      Follow up with Heritage concerning tennis equipment replacement

c.       Proposed verbiage for By Law amendment to limit BOD spending outside guidelines established by Capital Assessment plan.

d.      Maintenance issues:

                                                               i.      Roof cornice of gazebo by lower tennis courts is pulling loose

                                                             ii.      Plumbing leak next to gate entrance of pool area

                                                            iii.      Pool procedures in the case of “accidents” occurring in pool.  Notify pool maintenance company to clear and properly treat pool as a result.

                                                           iv.      Reinstall fire suppression unit located in club house, contact Heritage for assistance. 

                                                             v.      ACC/Landscape Ctte. Recommendations for sprinkler replacement at entrance of subdivision.  ACC/Landscape Ctte. Will solicit bids to assess costs.  Will request county easement prior to any contruction/installation of sprinkler system to prevent future right of way issues with construction along South Old Peachtree.

                                                           vi.      French door does not close properly; contact Joe Ligon for follow up.

e.       Question came up concerning parking signs and parking situation near community areas, issues regarding overnight parking, parking on grass, parking in non-parking areas.  Look into replacing broken sign at entrance of common area.

IV.              New Business:

a.       Homeowners within 1000 feet of a proposed townhome subdivision between Avocet and Peachtree Industrial Blvd, received notice of proposal.  Developer will be meeting with subdivision on Thursday, July 24, 2006 at 7 PM to provide an informational presentation.

b.      Jeanne Aulbach has recommended contacting Planning Commission and UPCAA for advice as to how to contest/oppose proposed rezoning.

V.                 Next Board of Directors’ meeting is tentatively scheduled for August 1, 2006 at 7:00 PM at the Clubhouse.  Pending possible conflict with Gwinnett County Planning Commission.
